What is a real estate appraisal? +
It is a technical process that determines a property's market value based on scientific methodology, market comparison and ABNT standards. The result is a report with legal and technical validity.
What is the difference between an appraisal and an inspection? +

What is the ABNT NBR 14653 standard? +
It is the set of Brazilian standards establishing the procedures for appraising assets. It defines methods, sampling requirements and the degrees of foundation and precision a report must meet to be technically valid.
Why hire a professional registered with CNAI? +
Only professionals registered with CNAI — the Brazilian National Register of Real Estate Appraisers — may issue reports with legal standing accepted by financial, judicial and extrajudicial institutions.
Process, deadlines and costs
How long does it take to receive the report? +
The average turnaround is 2 to 5 business days after the technical visit, depending on the complexity of the property. For urgent cases, ask about reduced-deadline availability.
How much does a property appraisal cost? +
The price depends on the property type, its location, the purpose of the report and the required degree of foundation. The quote is free, with no obligation, and is sent within 24 hours of contact.
How does the process work, from contact to delivery? +
The process has four stages: contact and quote within 24 hours; scheduling of the technical visit; data collection and market research; and issuance of the report in 2 to 5 business days.
Which documents do I need to provide? +
Generally the property's updated title record, the current year's property tax bill and, where available, floor plans or descriptive memorial and the condominium bylaws. Not all are mandatory: the final list is confirmed in the quote according to the purpose of the report.
Is a site visit required? +
Yes. The on-site inspection is what allows verification of construction standard, state of repair, improvements and other characteristics that influence value. Without it, the report loses its degree of foundation.
Legal validity
Is the report valid for banks and courts? +
Yes. Reports are prepared by a professional certified with CRECI and CNAI, strictly following the ABNT NBR 14653 standards, and are accepted by banks, notary offices and courts.
How long does the report remain valid? +
The report reflects the property's value on the appraisal date. In practice it is usually accepted for around 6 to 12 months, but the period depends on the requirements of each bank, notary office or court proceeding and on market movement in the meantime.
Is it valid for probate, divorce and asset division? +
Yes. The appraisal report is used in probate proceedings, divorce actions, asset divisions and company dissolutions, both judicially and extrajudicially at a notary office, to establish the value of the asset to be divided. Technical and Expert Reports.
